Artificial Turf Permit
Note: In all locations and uses, artificial turf shall be considered and reviewed as an impervious surface. However, it shall not be subject to Chapter 4, Article V, Sec. 2.A.4. Driveways and other impervious surfaces within front or side yards of single- and two-family dwelling units.
Submittal requirements will include, but may not be limited to, the below listed documents. The city's complete regulations on Artificial Turf is viewable within Gridics (Part III Land Development Regulations, Ch 3. Zoning, Art. V. Supplemental Regulations, Sec. 3. CC. Artificial Turf). Applications shall be completely filled out, or shall indicate N/A if not applicable.
Permit applications for artificial turf are submitted through SagesGov.
Required Documents
The permit application for artificial turf shall include the following:
- Plans showing the location and all applicable dimensions of the proposed artificial turf installation. These can be provided either as a copy of the survey or as a separate site plan. To assist in calculating the total pervious vs. impervious area of the lot, the plans must also include the dimensions of all existing impervious surfaces on the property (e.g., driveways, walkways, patios, structures). The plans must clearly indicate the total percentage of pervious and impervious areas within the lot.
- Current Survey.
- Land Survey Affidavit – required if the current survey is more than 6 months old, but only acceptable if the conditions of the site remain exactly as shown on the survey.
- Easement consent forms from all utility providers, if the artificial turf is proposed within a utility easement (note: installation is not permitted within drainage easements).
- Documentation specifying the material and installation of the artificial turf system.
- Proof that the artificial turf is manufactured in the United States of America to ensure compliance with current Federal and State safety standards and prevent harmful chemicals from contaminating the soil or water.
- Drainage plan and drainage calculations prepared by a Florida licensed Professional Engineer – required only if:
- For Single Family and Two-Family Lots: the addition exceeds one thousand (1,000) square feet or results in less than forty percent (40%) total pervious surface area of the lot.
- For All Other Lots: the addition exceeds one thousand (1,000) square feet or results in less than sixty percent (60%) total pervious surface area of the lot.
Note: Artificial turf is strictly prohibited in any area designated for drainage, as well as in any situation that may pose a risk to natural habitats or conflict with other governmental regulations.
